Pretty good !
Great hotel! Location is ideal, short walk to Princes Street, close to a tram stop so easy to get to the airport etc ... Rooms are a good size and have everything you need for the price. Breakfast is actually surprisingly good and the bar well stocked and recently modernised. All in all can't find fault with this place and its price point

Disappointing especially in such a beautiful place …
Very disappointed… the photos looked charming… but we were allocated rooms below ground level …the bathrooms were old, with a awful curtain for the shower… unhygienic and gross Everything was tacky old and in desperate need of updating. Had a backpacker feel. Really would not select this hotel again … found the photos to be misleading … Nobody to even help with suitcases

Shocking!!!
This is the worst hotel I’ve ever stayed at, I could hear the way some of the other staff spoke to the young boy and girl on reception, if that was my daughter or son being spoke to like that I’d be furious. Not a good vibe. Do better and treat your staff with respect it’s despicable!

Easter brake away ruined by poor customer service - Theft and lack of staff who care.
Easter Weekend Stay – Disappointing Experience I stayed at the hotel over the Easter weekend with my mother for a nice little break away. While the hotel itself appears lovely at first — clean, tidy, and modern — and it’s well-located in Edinburgh, the overall experience was unfortunately very disappointing. The Hotel & Room The location is great, within walking distance of everything you might need, and staff are generally happy to order a taxi if needed (taxis are reasonably priced). Our room was on the third floor, facing a brick wall, which meant it was very dark with almost no natural light. Unfortunately, it was also directly below the dining area, so mornings were noisy with the constant sound of chairs scraping across the floor. The room itself was spacious with two twin beds and a large bathroom. However, it was cold despite the heating being on. We both had to request extra duvets, and when they were brought up, I was handed a bare duvet and a mismatched oversized cover. I also asked several times for someone to check the room temperature, but no one ever came. Housekeeping doesn’t automatically service the room — you have to ask — and there are no door signs provided for this. Dining We dined at the 1801 restaurant, which is modern and stylish. I ordered the seafood linguine, which turned out to be incredibly bland and included only prawns — no other seafood as expected. I had to ask for extra lemon just to give it any flavor. Major Concern – Privacy Violation The worst part of our stay, and the reason I wouldn’t return, was a deeply concerning breach of privacy. Upon returning to our room one afternoon, I noticed a strong scent of my expensive perfume — a perfume I hadn’t worn that day — lingering in the room. I had passed two housemaids in the hallway who smelled strongly of it as well. It became clear that someone had used it without permission. My makeup bag had been rummaged through, with liquid foundation squeezed out and left half-empty, and my hair clip was missing. My perfume had been placed in the wrong bag. My toiletry bag had also been disturbed — my toothbrush head cover was removed, and the toothbrush head In my bag but the the cover was on the floor. Even my suitcase had been gone through, with contents rearranged. As someone who is extremely meticulous, this was glaringly obvious to me. I reported this to staff and was told only the housekeeper had been in the room. They did a down load of the room lock. I requested a replacement toothbrush, which they did provide. However, when I spoke to the manager, they brought the housekeeper to the room, who attempted to claim the scent was from her own spray — something I can say with certainty was not true. Despite my report, the manager never followed up with me and showed very little interest in resolving the issue. This experience felt like a violation of personal space and trust, and it completely ruined what should have been a relaxing break for me and my mother. Final Thoughts: I would not recommend staying at this hotel. If you do, I strongly advise locking all valuables in the safe and being aware that housekeeping access may come with unexpected consequences. Sadly, what could have been a lovely stay was overshadowed by a serious lack of professionalism and care.

Great location and service
Stayed here for one night during our Scotland trip. The location is the best. You cannot ask for a better location. We travelled from London via train and the train station was just walking distance from this hotel. Room was spacious and Cosy. Front desk check in was smooth and fast. Breakfast was good and had kid friendly choices. Staff were great and particularly restaurant servers were super friendly and helpful. We visited during Christmas and the Edinburgh winter wonderland was just close to the train station and we visited on foot as it was close by. St James quarter shopping centre was close by if you want to do some shopping or need dining options. Quite interestingly there was also a Sri Lankan restaurant on the food court. Great place if you’re visiting Edinburgh with family.
